Khella Construction work in The East End

Building on the East End is governed by two things a contractor from further west tends to underestimate. The first is design review: Southampton Village, East Hampton Village, Sag Harbor and Westhampton Beach all run architectural review boards with real authority over massing, materials and detail. A design that ignores the local vernacular does not simply take longer, it often does not get approved.

The second is the calendar. These are largely seasonal houses, and the working window runs roughly from Labor Day to Memorial Day. Millwork, stone and appliance lead times regularly run four months, which means a June deadline is decided the previous October. We order early and hold the schedule.

Add coastal erosion hazard rules on the ocean side, flood elevation on the bays, and agricultural reserve limits inland around Bridgehampton and the North Fork, and the buildable envelope on an East End parcel is frequently much smaller than the lot suggests. We establish it before anyone draws a floor plan.
